Some Good Practices To Look For From A Concrete Contractor (Preferably Us!)
Soil Conditions
The ground under the concrete that is being poured can have a significant impact on the concrete that is placed on top of it. The water in the soil will not drain fast if the ground contains clay or other fine particle soils, and the concrete slab above will be subject to heaving and cracking due to the increasing water table and the freeze/thaw cycle. As a result, we recommend placing at least 2 inches of engineered soil (also known as "Road Base") or gravel beneath concrete slabs, particularly driveways and floors. This helps contribute to beautiful hardscapes that last a long time as our clients are always looking for.
Slab Thickness
Except when huge trucks, trailers, or RVs are going to be frequently on top of the slab, 4′′ thickness is generally sufficient for most residential flatwork. We recommend 6′′ thick concrete in certain situations. For most driveways, we choose 6′′ concrete because the 50 percent increase in thickness increases the driveway's lifetime and durability, but 4′′ thickness doesn't indicate you're getting a substandard job.
Rebar Dowels
Even if no other rebar is being placed in the concrete, it is advisable that your contractor installs rebar dowels where fresh concrete meets your home's foundation. This helps to keep the slab from sinking along the foundation of your home, preventing water from draining toward the foundation and causing seepage and flooding in basements and crawl spaces.
Control Joints
Control joints are carved lines in the slab. Their purpose is, in the event that the slab experiences cracking, to control the location and pattern of the cracking. The depth that these lines should be cut should be about 1/4 the thickness of the slab. So if the slab is 4 inches thick, the lines should carved about 1 inch deep.
Concrete Mix
Concrete isn't all the same. There are a variety of blends available, each with a distinct level of power (PSI). Not all concrete suppliers are equal, either; some good ones include Geneva Rock, Parsons-Staker, or Alta-View concrete.
Drainage
It's critical that any water that gets onto your concrete drains away from your house or garage. One inch of slope for every four feet is a fair rule of thumb. Drains should also be installed at the bottom of stairwells leading to the outside entrance. "Where will the water end up?" is something you should definitely ask the contractor. It's critical to figure out where your property's water is going, especially if you want to avoid problems with your own home or your neighbor's.
Sealer
Sealers are used to protect your concrete's surface from external influences such as salt, which can cause corrosion and spalling.
